Doorstead Guarantee FAQ's

At Doorstead, we believe a guarantee is better than a promise. As a result, we guarantee your property's monthly rent and start date upfront. This aligns our incentives with yours and ensures we fill your unit with a qualified tenant at the highest possible rent as quickly as possible to maximize your total rental income while eliminating your risk.

How does the Guarantee work?

After you request an estimate on doorstead.com, we'll let you know your guaranteed rent and guaranteed start date to begin receiving payments. Once you discuss your estimate with a rental advisor and sign our agreement, we'll evaluate the property and manage any repairs to get it Rent Ready. As soon as it is, your guarantee clock will start and we'll find the best tenant for your home and handle all aspects of management from end-to-end.

What if my property rents out at a higher/lower price?

If your property rents out at a higher price than the guaranteed rent, you'll get paid at the higher rent and pocket the extra income. If your property rents out at a lower price than the guaranteed rent, we'll cover the difference.

We also have a strict screening process in order to ensure the tenant we select is qualified. How are maintenance requests handled?

The tenant reaches out to us for maintenance requests through our online portal. Our team triages the maintenance request to determine if the issue can be resolved with simple self-repair instructions. If a vendor is needed, we'll use our approved vendor network to perform the repair. For any repairs that are above your maintenance cost threshold, we will contact you for approval before the repair is made unless it is an emergency. There is an 8% management fee for repairs/maintenance.
