Doorstead no longer offers the Rent Guarantee product. As of early 2025, we transitioned to two core services: Tenant Placement and Full-Service Property Management. As Doorstead matured and our metrics consistently beat industry averages, the guarantee offering benefited owners in the under 2% of occurrences of delinquencies on our platform. Our new strategy allowed us to invest in services that benefit the other 98% of your experiences as an owner – a first-in-class placement platform alongside our existing best-in-class management platform. The proprietary technology that powered the Rent Guarantee—including our autopilot pricing engine and multi-stage tenant screening—is now integrated into both current services. Owners receive the same performance metrics (we leased our Guarantee homes in 27 median days) while enjoying lower fees and greater control over tenant selection. This guide has been updated for 2026 to reflect that our Guarantee product is no longer offered.

How does a Rent Guarantee work?

Guaranteed rent means that a homeowner will always receive the rent owed to them. The homeowner will still get paid, even if the property is empty or the tenant does not pay rent.The Doorstead Guarantee meant that if a tenant does not pay their rent or the property stays vacant, Doorstead would pay the rent for a set period as a service guarantee to the owner. Doorstead provided a guaranteed rent and start date for your property once you requested an estimate on our website. We then inspected the property and took care of any repairs to get it rent ready. When your property became rent ready, we began finding and placing the best tenant for your home and managed everything from start to finish so that you don't have to lift a finger.

After offering the Guarantee for about five years, we realized that our pricing engine and tenant screening process had become so robust that less than 2% of our homeowners ever needed to rely on the Guarantee—we were reliably leasing properties in under 27 days and maintaining a sub-1% delinquency rate. And when we spoke with owners, the number one item on their wish list was greater control over their properties. This feedback made sense: for us to underwrite a Guarantee, Doorstead needed control over matters that owners cared deeply about, such as tenant selection and property renovations. Our new services, Place and Manage, are the evolution of the Guarantee. We kept what worked best (our proven technology for quickly leasing to quality tenants) and added what owners actually wanted: lower costs and greater control over their properties.
